Floor Coatings Made for Valley Heat and Dust

Epoxy flooring in Ontario, CA has to deal with heat more than cold. Ontario International Airport's 1991 to 2020 normals put the average July high at 93.8°F, and the station has recorded 118°F. A car that just came off the 10 or the 60 pulls into the garage with tires hot enough to soften a thin store-bought coating and peel it up. The floor also gets dry, fine grit blown in during Santa Ana wind season. A coating here has to bond hard to the concrete, stay put under hot rubber and stand up to sand being ground into it.

A city built in layers

Ontario started as the Chaffey brothers' Model Colony in 1882 and grew around citrus and dairy. Most of its houses came much later. Census figures summarized by Point2Homes (ACS 2019 to 2023) give a median year built of 1980, and about 39% of homes date from the 1970s and 1980s. Those garages usually have plain gray slabs with oil stains, settlement cracks and sometimes a layer of old paint. At the other end, the farmland in south Ontario that was rezoned in 1999 is now Ontario Ranch, where newer homes sit on fresh slabs. Old concrete and new concrete need different prep, and we plan for each one.

Why prep decides the result

Most peeling floors we are called to look at were acid etched or just washed before a coating went on. That leaves oil, old sealer and weak surface concrete in place, and the coating bonds to those instead of sound concrete. We grind the whole slab with diamond tooling, edges included, vacuum it, fill cracks and chipped control joints, and then start the base coat. On older floors with heavy oil, we degrease and grind again until the concrete takes the coat.

Sun, wind and outdoor concrete

Ontario gets about 11.6 inches of rain a year at the airport, so most of the year a patio or pool deck sits in dry, direct sun. Standard epoxy yellows and chalks under UV. Outdoors we use UV-stable polyaspartic or aliphatic topcoats with grit for traction. The Delhi Sands, ancient dunes formed by Santa Ana winds blowing sand out of the San Gabriel and San Bernardino Mountains, once covered parts of Ontario. That sand is part of why grit shows up on patios and in garages after a windy day, and why we recommend a textured finish that hides it and a topcoat that resists abrasion.

The systems we install

  • Full flake garage floors: a base coat with vinyl chips broadcast to full coverage and a clear topcoat. Hides dust and tire marks and gives texture underfoot.
  • Polyaspartic systems: faster curing coatings with strong UV resistance, used in garages that open to the afternoon sun and on outdoor concrete.
  • Patio and pool deck coatings: UV-stable, textured finishes for slabs out in the sun.
  • Metallic epoxy: poured, swirled finishes for living areas, home offices and game rooms on slab.
  • Warehouse and shop floors: thicker 100% solids epoxy for forklifts, pallet jacks, tool carts and chemical drips.

What a garage job includes

  • A walkthrough of what needs to move out and where it can go during the job
  • A moisture check and notes on cracks, oil and any old coating
  • Diamond grinding of the full floor, then vacuuming
  • Crack, spall and joint repair
  • Base coat, flake or color layer, and a clear topcoat
  • Written guidance on walk-on, move-in and parking times for the product used

Air quality rules we work within

Ontario sits inside the South Coast Air Quality Management District, which covers the non-desert parts of San Bernardino County. Its Rule 1113 limits the VOC content of architectural coatings sold and used in the district. We use products that are allowed here, which also means a lower-odor job inside an attached garage.

Why Homeowners Call Epoxy Flooring Ontario

Grinding on every job

Each floor is diamond ground before coating. Acid etching alone leaves oil and weak concrete in place, and that is where peeling starts.

Products picked for heat and sun

Garages that face the afternoon sun and outdoor slabs get UV-stable topcoats. Thin coatings that lift under hot tires are not part of our systems.

Common Questions

How much does an epoxy floor cost in Ontario, CA?

HomeGuide's national range for professionally installed epoxy is $4 to $10 per square foot, or about $1,600 to $5,800 for a two-car garage. Polyaspartic runs $5 to $12 per square foot in HomeGuide's guide. Oil-soaked or painted slabs need more prep, which adds cost. We give a written price after seeing the floor.

Are resin floors expensive?

They cost more than paint or sealer and less than many tile jobs. HomeGuide lists acrylic sealing at $1 to $2 per square foot and installed epoxy at $4 to $10. The higher price buys a thicker, bonded layer that lasts far longer than a sealer, often 10 to 20 years for solid epoxy according to HomeGuide.

What are the disadvantages of epoxy flooring?

Standard epoxy yellows in sunlight, needs a dry and well-prepared slab, can be slick when wet without texture, and takes days to fully cure. In Ontario the sun issue matters most for garages that sit open in the afternoon and for patios. A UV-stable topcoat and a flake or grit finish handle most of these.

Will hot tires lift an epoxy garage floor?

Hot tire pickup happens mostly with thin coatings on poorly prepared concrete. When a tire cools on the floor, it can pull the coating up. A ground slab and a thicker, fully cured system resist it. We also tell you how long to wait before parking so the coating reaches full strength first.

Can you coat a garage in a new Ontario Ranch home?

Yes, once the concrete has cured. Coating makers usually ask for about 28 days after the pour, and new slabs often have a curing compound or sealer on top that has to be ground off. We check the slab and its moisture before we schedule.

Does epoxy work outdoors on a patio?

Plain epoxy is a poor choice outdoors because UV breaks it down. For patios and pool decks we use UV-stable polyaspartic or aliphatic topcoats with grit for traction. HomeGuide puts an epoxy patio of 200 to 400 square feet at $800 to $4,000.

Is a store epoxy kit worth it?

Kits cost about $200 to $700 according to HomeGuide, and many are water-based, which HomeGuide rates at 3 to 5 years. They usually rely on etching, which does not remove oil or old sealer. On an older Ontario slab, a kit tends to peel first where the tires sit.

Where We Work

Ontario is home base. We also coat floors in Upland, Montclair, Chino, Chino Hills, Rancho Cucamonga, Fontana, Eastvale, Jurupa Valley, Pomona, Claremont, La Verne, San Dimas, Diamond Bar, Walnut, Norco, Corona, Rialto, Bloomington, Colton and Riverside. Pomona, Colton and Riverside have older housing with more worn slabs. Fontana, Rialto, Bloomington and Jurupa Valley carry a lot of warehouse and shop space. Each area page covers what is particular about floors there.
